Inside Edgeworth, Stephen Ross’s New Ultra-Luxury Waterfront Residences in West Palm Beach

There is a certain confidence to launching a new ultra-luxury waterfront development just moments from one that has already shattered records. But then, Edgeworth is not trying to arrive quietly.


The latest project from billionaire developer Stephen Ross’s Related Ross, Edgeworth is set to bring a new level of refinement to West Palm Beach’s increasingly coveted waterfront, with two sculptural 28-storey towers, sweeping Intracoastal and Atlantic views, and the sort of wellness-led amenities that have become essential at the very top of the market.


Set along South Flagler Drive, the new address follows the remarkable success of South Flagler House, the neighbouring development that became the first condominium project in West Palm Beach to surpass $1 billion in sales. But where that scheme proved the market was ready, Edgeworth feels designed to build on that momentum with a softer, more lifestyle-driven sense of luxury.



A new waterfront address with Riviera influences


Edgeworth will comprise 168 residences ranging from one- to five-bedroom homes, in addition to nine penthouses, all designed to maximise light, outlook and that effortless indoor-outdoor lifestyle buyers increasingly expect from prime coastal living. The project’s architecture comes from Kohn Pedersen Fox, while interiors are being handled by MAWD | March and White Design, with the homes expected to embrace a refined, Riviera-inspired aesthetic.


That design language feels fitting for a city that is evolving fast. West Palm Beach has become one of Florida’s most closely watched luxury markets, not only because of its waterfront setting, but because it is attracting a new wave of affluent buyers who want polish, privacy and proximity without sacrificing space or ease. Edgeworth appears to speak directly to that mood.



Wellness, space and the new definition of luxury


As with most top-tier developments now, the lifestyle offering is central to the sell. At Edgeworth, residents will have access to more than 90,000 square feet of amenities, with a strong emphasis on wellness and everyday living rather than purely decorative grandeur. That is very much where luxury real estate is heading: less about excess for the sake of it, and more about how beautifully a home supports the life lived inside it.

Edgeworth also arrives at a moment when West Palm Beach is continuing its transformation into a serious luxury and financial hub. Reporting around the project notes that since 2020, the city has drawn more than 250 financial firms, while high-end home values have risen sharply over the past decade. That momentum has fuelled demand for new waterfront residences at a level that would have felt ambitious only a few years ago.


Pricing at Edgeworth is set to start from $2.5 million, with larger residences rising well beyond that, and construction is expected to begin in 2027, with completion targeted for 2029.

What makes Edgeworth compelling is not simply the scale of the scheme or the pedigree of the team behind it, though both are considerable. It is what the project says about West Palm Beach itself.


This is no longer a market playing supporting role to Palm Beach. It is increasingly becoming a destination in its own right for buyers who want waterfront glamour, elevated design and the kind of contemporary luxury that feels as good as it looks.
