Four Seasons’ New Beachfront Villa in Mexico Comes With a Private Yacht Dock

Four Seasons has unveiled its first completed Beachfront Yacht Villa at Costa Palmas, offering a glimpse inside one of the resort’s most exclusive waterfront residences.


Located on Mexico’s Baja California Sur, the newly completed home has been designed for owners who want to move effortlessly between life on land and days spent at sea. Alongside its beachfront position, the villa has access to a private dock, allowing its residents to step from home to yacht with ease.


The property forms part of Four Seasons Resort and Residences Los Cabos at Costa Palmas, an exclusive 1,000-acre community on the East Cape. The destination encompasses more than two miles of swimmable beach along the Sea of Cortez, together with a 250-slip marina, five-star resorts and a collection of branded private residences.



Designed by Brooklyn-based Guerin Glass Architects, the Beachfront Yacht Villa has already been purchased by an undisclosed buyer. However, its completion reveals the level of design, privacy and personalised amenities being offered within the development.


Across from the main house, the owner has access to a private leisure compound centred around the property’s dock. A monochrome pickleball court, shaded cabana and outdoor recreational spaces create an additional area for entertaining beside the water.


The villa itself has been arranged around indoor-outdoor living, with two swimming pools anchoring its principal social spaces.


On the upper level, an L-shaped pool curves around a sunken conversation lounge, creating an intimate setting for drinks and relaxed gatherings. A second pool and adjoining spa are accompanied by a summer kitchen and covered outdoor living room, complete with a fire pit for evenings spent outside.



Inside, the designers have opted for a refined coastal palette of pale woods, natural stone and softly muted beach-inspired shades. The overall effect is calm and understated, allowing the architecture and surrounding landscape to remain the focus.


An oversized curved sofa sits at the centre of the main living room, while a statement bar with transparent shelving provides an elegant division between the lounge and formal dining room. Positioned a few steps above, the open kitchen and informal dining area remain connected to the main entertaining spaces while feeling subtly distinct.


Each of the guest bedrooms opens onto a private terrace or balcony, bringing natural light and sea air into the quieter areas of the residence. A generously proportioned bunk room, fitted with double beds, provides additional space for children, adults or extended family stays.


The bathrooms continue the villa’s serene, spa-like design. Within the principal suite, twin vanities sit on either side of a central soaking tub, while an expansive blue-tiled shower stretches across the room. An outdoor shower offers another relaxed connection to the home’s beachfront setting.


The completed residence reflects the growing appeal of branded homes among ultra-high-net-worth buyers. Beyond the privacy of a standalone villa, owners gain access to the service, security and resort amenities associated with Four Seasons—without sacrificing the freedom of having a home of their own.



At Costa Palmas, that lifestyle is shaped by the sea. A morning might begin with a swim or a game of pickleball, followed by an afternoon on the water and dinner beside the villa’s fire-lit pool.


Homes at Four Seasons Resort Los Cabos at Costa Palmas currently begin at $8.3 million. Other recent residences within the community have included a $16 million villa overlooking the golf course and an oceanfront yacht villa with a private dock, offered for close to $22 million.


With its own dock, private sporting facilities and expansive spaces for outdoor entertaining, the Beachfront Yacht Villa represents a new kind of coastal luxury,


one defined not simply by views of the water, but by the freedom to experience it whenever its owner chooses.
