It’s been two decades since Johnny Carson’s passing, but the Tonight Show host’s legacy lives on in Malibu. The legendary entertainer’s former oceanfront compound, an architectural marvel perched on the bluffs of Point Dume, has just come to market with a staggering $110 million price tag. The listing is held exclusively by Chris Cortazzo of Compass.

Carson originally purchased the four-parcel estate in the mid-1980s for $9.5 million. Following his death in 2005, the property passed to his widow Alexis, who later sold it for $46 million to fashion billionaire Sidney Kimmel. In 2019, venture capitalist Riaz Valani and his wife Augusta Tigrett quietly acquired the property in a private off-market deal valued at $40 million.

At the heart of the estate is a striking triangular home designed by renowned modernist architect Ed Niles. Resting dramatically on a cliff edge, the three-storey residence spans 7,100 square feet and opens with an atrium entry featuring mature trees. The soaring 30-foot wood and glass ceiling crowns a vast entertaining space complete with a sunken copper and glass fireplace, while doors lead out to a koi pond and expansive ocean-view terraces.

The elevated dining room is paired with a sleek black marble bar, and the kitchen—perfectly reimagined for modern living—features a generous island and butler’s pantry.

Upstairs, the primary suite commands the entire floor, with its own fireplace, balcony, dual offices, walk-in wardrobes, and spa-style baths.

A lower level reveals a plush screening room, wine cellar, wet bar, and additional terrace with sweeping ocean vistas.

Outdoors, the grounds are a true private resort: a saltwater pool with a waterfall grotto, spa, sauna, and cold plunge sit among manicured gardens. Across the road, a championship tennis court is accompanied by a 2,700-square-foot pavilion boasting guest suites, a fireside lounge, a full kitchen, and sauna-equipped locker rooms. Completing the compound are a guesthouse, greenhouse, orchard, and aviary.

A rare architectural jewel with Hollywood history, Carson’s former Malibu retreat is a once-in-a-generation listing that blends coastal serenity with star-studded provenance.
